What sets the price
| Factor | Why it matters |
|---|---|
| Square footage | The main driver. One-car garages run about 200–280 sq ft, two-car about 400–500, three-car about 600–750. |
| Floor condition | Heavy cracking, pitting or spalling takes more repair before coating. |
| Old coating or sealer | Has to be ground off completely first. |
| Moisture | Slabs with moisture coming through may need a moisture-tolerant base coat. |
| System and finish | Flake size, full vs. partial broadcast and topcoat choice. |
| Sunken sections | Lifting first, when a section has settled, is quoted separately. |

Why pro coatings cost more than a kit
Most of the cost is in the prep and the material thickness, which are exactly the things that make a coating last. Why garage floor coatings peel explains the difference.
