The short answer

A partial flake floor is a colored polyaspartic base coat with a lighter scatter of flake, so the base color shows between the flakes. It looks cleaner and calmer than a full flake floor, which suits basements, rec rooms and showrooms. It hides a bit less dust and has less texture, so we add grit where the floor gets wet.

How a partial flake floor is built

The prep is the same as any coating we install: a full diamond grind to about CSP 2–3, crack and pit repair, and a moisture check where the slab needs one. Then a pigmented base coat goes down, flake is scattered over it by hand to the density you pick, and a clear UV-stable topcoat seals it in.

Choosing the base color and how much flake

  • Base color does most of the work. Grays are the most forgiving; lighter tones brighten a basement.
  • Flake density runs from a light speckle to a heavier scatter. More flake hides more dust and adds more texture.
  • Flake blend can match the base or contrast with it. We bring samples of both so you can see them together.

Where partial flake fits, and where it doesn't

Partial flake is a great finish for rooms that stay fairly clean: finished basements, rec rooms, home gyms, showrooms and offices. In a garage that sees slush and road salt all winter, full flake hides more and grips better, which is why it's our standard for garages.

What it costs

Nationally, professional coatings run about $4 to $12 per square foot installed (HomeGuide). Your price depends on the size, the repairs and the finish, and comes from photos of the floor. See the coating cost guide.

Questions

Common questions

What is a partial flake floor coating?

A colored base coat with a lighter scatter of flake, sealed under a clear topcoat. The base color shows between the flakes, for a cleaner look than a full flake floor.

Is a partial flake floor slippery?

It's smoother than a full flake floor, so where it gets wet, like an entry or a laundry area, we add grit to the topcoat for grip.

How much does a partial flake floor coating cost?

Nationally, professional coatings run about $4 to $12 per square foot installed (HomeGuide), and our price comes from photos of your floor. The prep, base coat and topcoat are the same as full flake; only the amount of flake changes. We can price both from the same photos so you can compare.

How much flake goes on a partial flake floor?

Your choice, from a light speckle to a heavy scatter. More flake hides more dust and adds texture; less lets the base color carry the look. The flake is scattered by hand, so we can match the density to the sample you pick.

What base color should I pick for a partial flake floor?

Gray is the safest pick, because it's the most forgiving with dust and scuffs. Lighter tones brighten a basement or rec room. The base color does most of the work on a partial flake floor, so choose it first, then a flake blend to go with it, using real samples in your own light.

Should the flake match the base color or contrast with it?

Either works. Flake close to the base color gives a calm, subtle look, while a contrasting blend stands out more and makes the pattern the feature. We bring samples of both so you can see them together before you choose.

When is partial flake the wrong choice?

In a garage that takes slush and road salt all winter. There, full flake hides more and grips better, which is why it's our standard for garages. Partial flake works best in rooms that stay fairly clean, like finished basements, rec rooms, home gyms, showrooms and offices.

Will the flake look even across a partial flake floor?

Yes. We scatter it by hand across the whole floor to the density you picked, keeping it even from wall to wall. That's harder than a full broadcast, where flake simply covers everything, so it's a fair thing to ask any installer about.

Will I see stains or patches through a partial flake floor?

Not stains. The base coat is pigmented, so what shows between the flakes is the color you picked, not the concrete. Filled cracks and patches are ground flush, but with less flake to hide them, a repair can be easier to spot than on a full flake floor, which hides small flaws best.

Does a partial flake floor show dust and footprints?

Some. The flake breaks up the surface, so it hides more than a solid color but less than full flake. A heavier scatter over a gray base hides the most; a light speckle over a dark base shows dust and footprints soonest.

Will grit change how a partial flake floor looks?

Very little. The grit goes into the clear topcoat, so you feel a fine texture more than you see it. We add it where the floor gets wet, like an entry or a laundry area, and can leave dry areas smoother.

Is a DIY flake kit the same as a partial flake floor?

It looks similar on day one, but no. Kits are a thin epoxy coat rolled over acid-etched concrete with a light sprinkle of flakes, and hot tires can lift them. Ours goes on diamond-ground concrete: a pigmented polyaspartic base, flake and a clear UV-stable topcoat, built to a real thickness.

How long does a partial flake floor take to install?

Usually a day for a garage-sized room. Grinding, repairs, the base coat, the hand-scattered flake and the clear topcoat all go on the same day, and you can walk on it within a few hours. A large basement or a floor that needs a lot of repair can take longer.

Does a partial flake floor last as long as full flake?

It depends on the room. Partial flake gets the same prep, base coat and UV-stable topcoat, so in a basement or rec room that stays fairly clean it holds up well. In a garage full of slush and salt, full flake's thicker build and busier pattern hide wear longer, which is why it's our standard there.

Should I pick partial flake or solid color?

Partial flake if you want a finished look with some texture that hides a bit of dust. Solid color if you want one plain, even color where a dropped part or a new leak is easy to spot, like a shop or storage room. Solid color is smooth unless grit is added, and it shows dust and tire marks more.
